When I decided to move to Merida, Yucatan, I met Attorney Francisco Gutierrez from Yucatan Lawyers.  He helped me, step by step, in leasing my home, doing my immigration process and population registration from start to finish, and gave me a lot of great advise.  Francisco is more than a lawyer, he is a friend and even a big brother to his clients, especially those who have recently arrived and are not familiar with the “Mexican way”.  He was also of invaluable assistance when I wanted to bring in my spouse who was having considerable complications in his immigration process.  He cut through the red tape and got results, fast and efficient.  Now I am going into business for myself in Merida, Yucatan and of course, you guessed it, Francisco will be handling my commercial setup, including chartering my company, finding me a good and trustworthy accountant and instructing me in my tax obligations to the state.  What characterizes Francisco and Yucatan Lawyers is the personal service they give you… they treat you like a VIP and a friend to make sure you get the best service they can give.  I highly recommend Yucatan Lawyers.

Thanks to Francisco, the purchase of our new home in Merida was smooth and trouble free.  He made the process very simple for us, helping us and advising us along the way.  His excellence mastery of English made this even easier.  After the deal was closed and we returned to Canada. Francisco continued to help us by checking our mail and paying our electricity and water bills for us.  We named him Power of Attorney for the sale of our condo in Progreso and this will ensure a hassle free transaction even if we are not in Mexico.  We recommend him highly for his good legal advice and excellent services.

I have just moved to the Progreso area from Canada and Yucatan Lawyers and Yucatan Paradise Real Estate were recommended by a local friend.

So glad I took his advice.

Francisco explained all the Visa choices and requirements, found me a rental property, drew up the contract and took care of all aspects of that deal, personally took me to open bank accounts and was instrumental in the purchase of my car.

He does it all.

That and a personal touch that you very rarely find (especially in lawyers).

It is truly a pleasure – and relief -  to write a note of the highest recommendation for Francisco ‘Frank’ Gutierrez Cetina, attorney.

We closed on property in Xcalak, Q.R. on Feb. 1, 2011 with a prior attorney.  It was a royal mess.  It was difficult to reach him either via phone or email and he was evasive when asked what the status was on getting the deed processed through the notario.  Bottom line, we came to find out he was lying to us and the seller and basically doing nothing.  So finally, after a year of this attorney misleading us and the seller – we switched to Frank.

 It was like night and day!  Frank was very clear and concise as to what had transpired and what he needed to do to get things straightened out.  He probably speaks better English than I do.  We get the impression that Frank is very well connected in Merida and the Yucatan and can get things done with just a phone call.  Frank is immediately accessible almost all the time, unless he is with another client.  Frank even responded to an email at 11pm his time, on one of the nights of his recent honeymoon.  That is customer service at its highest level (but we won’t let his new wife know )

 I have not had this type of experience with an attorney – anywhere!  Frank shares updates promptly and explains every step of what can be an extremely frustrating process – navigating the Byzantine Mexican legal system. 

We feel very fortunate to now be in Frank’s most capable hands.  We formed a corporation in Mexico to deal with the rental side of our property – and we are sure sleeping better at night.

Buying property in Progresso was a breeze. I first contacted Francisco over a year ago in regards to Real Estate and Immigration services for expats moving to Merida from the United States. I have never been disappointed. In my professional opinion he understands the needs of their clients as it pertains to both customer service and the in’s and out’s of real estate and immigration visas.Trust is a big issue in any business transaction and especially with a move to Mexico when working with realtors and attorneys. There are a lot of important things to take into consideration when you buy in Mexico and it is imperitive that you have a trustworthy lawyer and reliable realtor. There are so many that are just out for a sale and don’t let you know all the intracies of buying in Mexico. It is not like Canada where there are regulations and a real estate board. So when I met  Frank (Francisco Gutierrez)  it made things so much easier. After having talked to other Canadians who bought in the area and some of their horror stories dealing with realtors and contractors, I knew that I had made the right decision to go through Yucatan Lawyers. Before I bought.  

When I made the decision to buy, once I had the financing in place the transaction was extremely smooth. Yucatan Lawyers took care of all the necessary paperwork and believe me it was a lot. They booked me an appointment with the notary and set up the fideicomiso with the bank.

They had provided me with a complete record of closing costs and price for the property.
This was an excellent choice for me because living in Alberta the company did all the legwork on my behalf. When we returned to Mexico to sign the papers at the notary everything was in order and explained to me.

Here is my recommendation for a good lawyer. He handled the fideicomiso, notario process, closing costs plus all of the communication between the real estate office, bank and owners. Excellent communication skills and relays information on a real time basis. Check out his website and give him a call.

 I plan on using Francisco Gutierrez for all of my real estate transactions in Merida.
